The resort is easy to reach by car or by the Gerlitzen cable car from the Ossiachersee. The apartment hotel consists of 94 service apartments in a top location on the Gerlitzen, spread over several buildings. The resort has an excellent restaurant, a cozy bar and lounge. Almresort Gerlitzen is located at an altitude of approx. 1,500 m directly on the slopes, hiking trails, mountain bike routes and also on the connecting lift (gondola) to the Ossiachersee with a municipal beach. The Gerlitzen ski area is located in the Villach region. There are 45.1 km of slopes and 15 km of ski routes for skiing and snowboarding. Winter sports enthusiasts have a total of 20 lifts at their disposal. This winter sports area is located at an altitude of 1,000 to 1,911 m. The slopes are right up to the resort, Ski-in Ski-out!

 

The Almresort Gerlitzen will be completely renovated in the spring of 2022. The apartments are decorated in a modern “alpine look”. Each apartment is fully furnished and has a bedroom, bathroom with toilet, balcony and a living room with luxury kitchen. It can accommodate 4 people (bed 180×200 cm and sofa bed 180×200 cm). The entire property is split ownership and has a VVE.

In the area there are numerous leisure activities such as a climbing park, bungee trampoline, summer tubing, piste flitzer, paragliding and much more.

 

Thanks to the attractive “buy & profit” model, an expected return of approx. 4% is achieved and the owner can rent at the Aparthotel at a discount at any time – so you can enjoy the full service and invest in your own rental pool. The costs of your stay are offset against the rental income. The aparthotel is operated by an experienced local operating company and the proceeds are distributed equally among all owners via the rental pool according to the number of VVE shares. The operating company pays out 20% of the net turnover of the entire Almresort to the owners. The current operating costs (VVE) are borne by the operator.

 

Minimum return in the first 3 years of operation, guaranteed by a bank guarantee.

 

Purchase price: apartment € 239,500 plus 20% VAT + underground parking space € 14,500 (The VAT is not offset by payment, but in the form of an advance deduction).
