Buy your house in Italy with us and enjoy the good life! The purchase of a house in Italy is more complex than a purchase in the Netherlands or Belgium. We are a real estate agent for Italy, and we know the risks you have to monitor with a purchase. Because we check your house thoroughly, you can buy your dream house in Italy and enjoy the good life without worries!
Together with you we will search for your dream house: luxury houses, flats with swimming pool near the sea, houses for restoration, detached houses in the hills or near the sea, country houses, agriturismo’s or Bed & Breakfasts, or a lovely flat near the beach.
We also supervise your restructuring or renovation. Little things like painting or a terrace, until complete reconstruction and even new houses or project devellopment. The communication of your renovation is completely in Dutch or English, the execution will be done with official Italian companies with the necessary certificates and experience with the italian bureacracy. If things are coördinated properly it will be fine.
We also do purchase inspections. That is something we cannot emphasise enough: The rules in Italy are absolutely different from those in the Netherlands and in Belgium, and it is very important to have an independent technical and legal inspection before you buy a house.
We advise you to ALWAYS work with your own purchase agent. He/She will give you an honest advice about the house, whether the paperwork is in order and if the price is right. You then pay the purchase commission to your own estate agent, who is acting in your behalf and for your interest. According to italian law, you are obliged to pay purchase commission to the agent of the selling part, when you do not have your own agent (who makes a deal with the selling agent). So, for example, if you have seen a nice house on the internet, and you would contact an Italian selling estate agent directly, you have to pay the purchase commission to this agent when you buy a house. But if your Dutch broker contacts the Italian selling agent, you only pay the Dutch broker for the purchase commission and you have an honest advice in your interest!……. Important to know in advance…
