The project Fiss Residences with 14 luxury flats is being built in the beautiful alpine ski area Serfaus-Fiss-Ladis, in the middle of beautiful nature and, of course, in the immediate vicinity of great ski resorts.
Each flat will be fully furnished and equipped. This means you only have to pack your bags and don’t have to worry about anything else.
Much emphasis is placed on high-quality materials when furnishing. All flats are equipped with luxury fitted kitchens, including kitchen appliances such as dishwashers, ovens, cookers and much more from well-known, solid German brands.
To emphasise the cosy flair of the flats, the living textiles also feature warm and natural materials with a luxurious feel. In addition, a cosy lighting concept was installed in each flat. Furnishings cost 40,000.00€-50,000.00€ and the car park 25,000.00€ each.
The in-house restaurant enchants its guests every day with fresh and regional dishes. In a cosy and friendly atmosphere, you can forget about everyday life for a while and enjoy the culinary delicacies.
For total relaxation after a long day of skiing or a challenging hike, the project offers a spacious wellness area with 2 saunas, an infrared cabin and a relaxation room.
The property on offer is a tourist investment rented out to changing guests through a reputable operating company.
The location – a dream!
The municipality of Fiss lies on the sunny south-facing terrace at the foot of the Samnaun group, about 500 metres above the valley floor of the Oberinntal. Tirol’s sun terrace records a record 2,000 sunshine hours every year. The Schönjoch (2,491 metres high), the most north-westerly peak of the Samnau group, towers over the town. Across the valley is the lower Glockturm (3,148 metres high) and the valley entrance to the Kaunertal.
The village fascinates with its 600-year-old centre and the characteristic house entrances and winding streets that attract numerous holiday guests to Tyrol.

Whether it’s a skyswing or a flight through great heights with the Fisser Flieger or Fisser Flitzer or the giant Skyswing swing – the right adrenaline kick is definitely guaranteed in the summer fun park at 1,812 metres.

On the boards, ready, go! Off to the white powder! Glide comfortably down the slopes, choose one of the more difficult slopes or dive deep into the powder snow; the wonderful mountain air also contributes a lot to a relaxing ski trip in this beautiful area.
There are 68 perfectly groomed slopes and some 214 kilometres waiting to be skied by young and old, young and old alike.
Have you never sat on a sledge and skied through curves at full speed? Then now is the time! There are several toboggan runs available! There is also plenty of action with current fun sports such as Skifox, Snake Gliss and Snowscooter.
Serfaus-Fiss-Ladis also offers beautiful winter hiking trails or even romantic carriage rides with loved ones for those who want to take it a bit easier.
