PODS Resort Curaçao BV is an innovative and fully turnkey resort project being developed on a sprawling site of more than 73,000 m² in the popular tourist area of Jan Thiel. The resort offers a choice of 258 turnkey luxury units, called “pods”, designed specifically for the tourist rental market in Curaçao. The location on the Spanish Water, close to the beaches of Jan Thiel, Santa Barbara, and Mambo Beach, makes this resort an attractive investment.

Return and rental forecast

The project offers an attractive net return of 12% per year on average, based on an expected occupancy rate of 75% (average occupancy rate Curacao is between 72 and 78%). This return is helped by the strong demand for high-quality tourist accommodation in Curacao, which welcomed a record 63,556 tourists in March 2024, up 38% on the previous year. The complete unburdening of professional rental management ensures that owners do not have to be actively involved in the management of their POD, while the rental service manages all aspects, from bookings through platforms such as Airbnb and Booking.com to maintenance and cleaning. There is 198m2 of property land per POD supplied to the buyer. The POD is classified as real estate. It can be mortgaged up to 50% of the sale price. This gives a return on investment of 18%.

Amenities

The resort features four swimming pools, restaurants, playgrounds for both young and old, and ample parking. The PODS will be delivered turnkey with all necessary equipment, including air conditioning in each bedroom and living room, a fully equipped kitchen, and a spacious terrace with outdoor furniture(Brochure_PODS_NL). Location

The resort is located in the south-western part of the island of Curaçao, on the Spanish Water in the Jan Thiel area. This strategic location offers direct access to beautiful beaches and tourist attractions, guaranteeing a high occupancy rate for rentals.

Owner’s own use

Owners of the pods can reserve their unit for their own use for a maximum of six weeks per year, with a maximum of three consecutive weeks. During owner use, utilities and service charges, such as cleaning and check-in and check-out, are at their expense.
