Ben je eigenaar van een tweede woning in Frankrijk of wil je een vakantiewoning kopen in Frankrijk? Dan moet je rekening houden met een aantal financiële en fiscale gevolgen. Een overzicht.
Als je je tweede woning in Frankrijk met winst verkoopt, moet je ‘taxe sur la plus-value’ betalen. Dit is een heffing op de verkoopwinst. Die verkoopwinst is het verschil tussen de koopprijs en de verkoopprijs. Bij de koopprijs mag je bepaalde kosten optellen, zoals de aankoopkosten en kosten voor verbouwingen. Van de verkoopprijs mag je dan weer bepaalde kosten aftrekken, bijvoorbeeld makelaarskosten.
Inwoners van een EU-land die hun tweede woning in Frankrijk verkopen, betalen 19% inkomstenbelasting op de gecorrigeerde verkoopwinst. Bij een winst van 50.000 euro tot 100.00 euro moet je nog een extra heffing van 2 procent betalen. Is de winst hoger dan 100.000 euro, dan stijgt het tarief tot maximaal 6 procent (bij winst van 250.000 euro of meer).
Naast inkomstenbelasting betaal je ook sociale bijdragen op de verkoopwinst uit de tweede woning in Frankrijk. De wetgeving hierrond is recent gewijzigd. Mensen die sociaal verzekerd zijn in een andere EU-lidstaat, moeten hierdoor niet meer het normale tarief van 17,2 procent betalen maar enkel nog een ‘solidariteitsbijdrage’ van 7,5 procent op de verkoopwinst.
Hoe langer je eigenaar bent van de tweede woning in Frankrijk, hoe kleiner het bedrag wordt waarop je de inkomstenbelasting en sociale bijdragen moet betalen. Elk jaar neemt dit bedrag met een bepaald percentage af, tot de heffingsgrondslag uiteindelijk nul bedraagt en je dus niks meer moet betalen. De heffingsgrondslag voor de inkomstenbelasting daalt sneller (22 jaar tot nul) dan die voor de sociale bijdragen (30 jaar tot nul).
